Likely interview questions for this role
Written from this job description, not a generic list. Each one notes what the interviewer is really checking.
About your past
Walk me through a lease deal you closed from first contact to signature. Where did the deal almost fall apart?
What they are checking: Whether they have really carried a deal end to end and can name the moment it was most at risk.
Your supervisor and the next level of management have to approve every deal. How do you prepare a deal so it gets approved without coming back?
What they are checking: Whether they anticipate leadership's objections and package the numbers and reasoning ahead of time.
How do you keep a pipeline of prospects warm when many retailers take a year or more to commit to a new location?
What they are checking: Whether they have a disciplined follow-up habit that produces the consistently high deal flow the role demands.
Tell me about a time you lost a deal you expected to win. What did you change afterward?
What they are checking: Whether they learn from losses honestly rather than blaming the market or the other side.
What would you do
A regional retailer is weighing our mall against a newer open-air center across town. How do you sell them on locating in a Simon center?
What they are checking: Whether they can make a case built on traffic, tenant mix and sales data instead of generic enthusiasm.
A tenant wants a large construction allowance and a long term. How do you decide what the owners can give and still get the highest return?
What they are checking: Whether they think about the total value of the deal rather than winning on one line item.
Once terms are agreed, you hand off to Legal and Construction. What can go wrong between the handshake and the tenant opening, and how do you stay on top of it?
What they are checking: Whether they own the deal through lease drafting, shell drawings and construction guidelines, not just to the handshake.
A retailer pushes back hard on extra charges like common area maintenance. How do you handle that conversation?
What they are checking: Whether they can defend owner economics while keeping a prospect engaged and the relationship intact.
How would you decide which tenant belongs in a vacant space when two prospects want it and one pays more?
What they are checking: Whether they weigh merchandising mix and long-term center health alongside the immediate rent number.
About the work
When you qualify a prospective tenant, what do you look for in their financial statements and references?
What they are checking: Whether they can spot a tenant likely to default before the company commits space and allowance money to them.
Explain how base rent and percentage rent work together. When would you trade a lower base for a higher percentage?
What they are checking: Whether they understand how lease structure shifts risk and return between the owner and the retailer.
