Written from this job description, not a generic list. Each one notes what the interviewer is really checking.

About your past

Tell me about a deal where the numbers changed late in the process. How did you keep the closing on track?

What they are checking: Whether they can manage pressure from developers, lenders and investors when a deal shifts near the finish line.

As a manager, how do you review a senior's model or memo and decide it's ready for the client?

What they are checking: Their review standards and whether they coach the team rather than quietly fixing work themselves.

Tell me about a time you brought in new work or grew an existing client relationship.

What they are checking: Whether they can contribute to business development, which managers in advisory practices are increasingly expected to do.

How do you stay current on changes to tax credit rules and on what is happening with credit pricing in the market?

What they are checking: Whether they follow legislation and market conditions closely enough to give advice clients can rely on.

What would you do

A developer client wants you to use a more aggressive assumption so the project pencils out. How do you respond?

What they are checking: Whether they protect the firm's credibility and the client's long-term interest over short-term client pressure.

How would you explain to a first-time nonprofit developer how a tax credit equity investor makes money on their project?

What they are checking: Whether they can teach a complex structure in plain words and build trust with a less experienced client.

About the work

Walk me through how a low-income housing tax credit deal is structured, from the developer to the investor.

What they are checking: Whether they understand the full capital stack and who takes which risk in a tax credit transaction.

How do you build or review a financial model for a tax credit project, and what assumptions do you check first?

What they are checking: Whether they know which inputs move credit pricing and investor returns, and where models usually go wrong.

Which credit programs have you worked with, such as LIHTC, New Markets, historic or renewable energy credits?

What they are checking: The breadth of their program knowledge, which decides which clients and deals they can lead on day one.

How do compliance period rules and recapture risk affect the way you advise a client?

What they are checking: Whether they think beyond the closing to the years of compliance that determine whether credits are kept.
