Written from this job description, not a generic list. Each one notes what the interviewer is really checking.
About your past
Tell me about a time you wrote something that had to persuade a decision-maker. How did you structure it?
What they are checking: Whether they can write the clear investment memos this team uses to get deals approved.
Tell me about a time you found a mistake in your own work after you'd already shared it.
What they are checking: Whether they own errors quickly, since analysts' numbers feed decisions involving large sums.
This role may lead to Washington DC, Atlanta, Dallas, Newport Beach or San Francisco. How do you feel about starting in Milwaukee and possibly moving later?
What they are checking: Whether their plans fit the role's location path, so neither side is surprised a year in.
What's a real estate class or project you're proudest of, and what did it teach you about valuation?
What they are checking: Whether their coursework gave them real valuation intuition and not just formulas.
What would you do
You support underwriting, asset management and production at the same time, and all three need something by Friday. How do you handle it?
What they are checking: Whether they can juggle several internal clients and communicate tradeoffs instead of silently missing deadlines.
Which real estate property type do you think is most mispriced right now, and why?
What they are checking: Whether they follow the market and can form a reasoned view instead of repeating headlines.
Your model shows a deal clears the return hurdle, but only because of an aggressive exit cap rate. What do you do?
What they are checking: Whether they will flag fragile assumptions honestly even when it makes a deal look worse.
About the work
Walk me through how you'd build a cash flow model for a multifamily acquisition, from rent roll to returns.
What they are checking: Whether they can lay out a full real estate model in a sensible order and know what drives each line.
How would you underwrite a mortgage loan differently from an equity investment in the same industrial building?
What they are checking: Whether they understand that lenders focus on downside protection while equity owners focus on upside and exit.
What do loan-to-value and debt service coverage tell a lender, and which would you watch more closely in a rising-rate market?
What they are checking: Whether they can apply core lending metrics to current conditions rather than reciting definitions.
What would you look at in a lease abstract for a single-tenant retail property?
What they are checking: Whether they know that term, credit and lease structure decide the risk of a single-tenant asset.
