Likely interview questions for this role

Written from this job description, not a generic list. Each one notes what the interviewer is really checking.

About your past

Walk me through a multifamily loan you originated from first call to closing. Where did it almost fall apart?

What they are checking: Whether they have carried real deals through and can handle the problems that come up late.

Tell me about a time you walked away from a deal. What told you it was the right call?

What they are checking: Whether they have the judgment to say no, which protects both the bank and their own credibility.

How do you keep existing borrowers coming back to you for their next project?

What they are checking: Whether they manage relationships over years, since repeat sponsors make up much of a strong pipeline.

What would you do

A developer wants higher proceeds than our credit standards allow. How do you handle the negotiation?

What they are checking: Whether they can protect the bank's risk position while keeping a valuable client relationship.

Interest rates jump between term sheet and closing on a deal. What do you do with the borrower?

What they are checking: Whether they communicate bad news early and can restructure rather than letting the deal quietly die.

About the work

How do you size an interim loan versus a permanent loan on the same affordable housing property?

What they are checking: Whether they understand how debt structure changes across the life of a project and its risk.

Explain how low-income housing tax credits affect the capital stack on an affordable rental deal.

What they are checking: Whether they know LIHTC well enough to structure investments and loans around it correctly.

What makes a permanent loan eligible for sale to Fannie Mae or Freddie Mac, and how does that shape how you structure it up front?

What they are checking: Whether they know agency requirements so deals do not get stuck after they are originated.

How do you decide which developers and sponsors to go after in a new market?

What they are checking: Whether they have a real marketing strategy and target the right customer base rather than chasing every lead.

What do you look at first when you get a rent roll and operating statement for a property?

What they are checking: Whether they can spot early warning signs in property operations before spending time on a deal.
