About your past

You'd help the community manager run both financial and operational sides of the property. Which side are you stronger in, and how are you building the other?

What they are checking: Whether they know their gaps and are working on them, since the role needs both bookkeeping and operations skills.

Tell me about a time you used software to solve a problem faster than doing it by hand.

What they are checking: Whether they are comfortable using property management tools and reports instead of working around them.

How do you support the leasing team when traffic is high and the office is busy?

What they are checking: Whether they pitch in on leasing and resident service when the property needs it, not just their own tasks.

Tell me about a time you made a mistake with money or paperwork. How did you fix it?

What they are checking: Whether they report errors honestly and quickly, which matters most in roles that handle cash and records.

What would you do

A vendor calls angry about a late payment. How do you handle it?

What they are checking: Whether they find out what happened, fix it quickly, and keep the vendor relationship intact.

A resident says they paid rent, but the system shows nothing. What do you do?

About the work

Walk me through how you collect rent and fees, and what you do when a payment bounces.

What they are checking: Whether they know the process for returned payments, fees, and notices under the lease and policy.

How would you prepare for a monthly financial review with the community manager?

What they are checking: Whether they understand variance to budget, delinquency, and occupancy well enough to explain the numbers.

How do you handle a security deposit disposition so it's accurate and on time?

What they are checking: Whether they know deposit returns have legal deadlines and must be backed by move-out inspection records.

What steps do you take to protect resident personal and financial information?

What they are checking: Whether they handle sensitive data carefully, since a leak can harm residents and the company.
