About your past

Tell me about a time a portfolio investment underperformed. What did you see first, and what did you do?

What they are checking: Whether they catch problems early through monitoring and act before losses grow.

Tell me about a time you had to get a deal through credit, legal and risk partners who had serious concerns.

What they are checking: Whether they can work with control functions honestly instead of treating them as obstacles.

What would you do

How would you set up a portfolio management framework, including guidelines, targets and exit planning, if you were starting from what exists today?

A sponsor you have a long relationship with brings a deal that does not meet your investment guidelines. How do you handle it?

What they are checking: Whether they protect discipline and governance even when a valued relationship is on the line.

The role is open anywhere in the U.S. How do you build strong relationships with fund managers and internal partners when you are remote?

What they are checking: Whether they can lead and build trust without being in the same office as stakeholders.

About the work

Walk me through how you underwrite an affordable housing private equity fund manager. What makes you walk away?

What they are checking: Whether they have a disciplined view of sponsor and manager risk beyond projected returns.

How do you weigh community development impact against financial return when two deals compete for the same capital?

What they are checking: Whether they can hold both goals in a mission-driven bank portfolio and explain the tradeoff.

What risks are specific to LIHTC and other affordable housing structures that a general real estate investor might miss?

What they are checking: Their depth in compliance periods, recapture risk, regulatory agreements and operating constraints.

What would you include in performance reporting to senior leadership so they understand both financial and impact results?

What they are checking: Whether they can communicate a complex portfolio clearly to executives who need to make decisions.

How do you think about exit strategy in affordable housing investments, especially near the end of a compliance period?

What they are checking: Whether they plan exits early and understand the options and constraints that come with them.

What market trends in affordable housing finance are you watching right now, and how would they shape your origination priorities?

What they are checking: Whether they think strategically about where the product should go next, not just current deals.
